Yes. Guests are welcome to visit and use village facilities when accompanied by you. Family members, children and grandchildren may stay for short visits while you are in residence. Please discuss longer stays with Village Management.

There are no onsite medical facilities or aged care services. However, residents have access to:

• A medical centre in the adjoining shopping centre

• Visiting health professionals through the Community Centre

• Staff trained in First Aid

• A 24-hour Emergency Response System

You are free to come and go as you please. Let Village Management know if you will be away for an extended period. Your monthly service fee continues as normal, while:

• Your home remains secure

• Common areas and gardens continue to be maintained

• Necessary external maintenance can be completed while you are away

Yes. Residents elect representatives to a Residents' Committee, which works with village management to:

• Help plan social activities and events

• Raise residents' matters of interest or concern

• Support communication between residents and management

Management attends committee meetings. An Annual General Meeting (AGM) is also held to discuss village finances and future planning.

Your monthly service fee supports the village's operation, maintenance and ongoing management. It includes:

• Day-to-day village management and administration

• Staffing and operation of Community Centre facilities

• Maintenance of common areas

• Local council rates, including drainage and waste collection

• Water and sewer rates

• 24-hour Emergency Response System monitoring

• Front garden maintenance and landscaping

• External villa building maintenance

• Building and Public Liability Insurance

• Resident transport services, such as village buses or transport assistance programs

Yes. Service fees may be adjusted in line with:

• Changes in the Consumer Price Index (CPI)

• Approved resolutions of the Residents' Association

• Section 38 of the Retirement Villages Act 1986

Any increase is managed in accordance with relevant legislation and village procedures.

Residents are responsible for:

• Telephone services

• Electricity usage through the village's embedded network, which offers discounted rates

• Natural gas service and usage charges

• Personal water usage

• Maintenance and upkeep of the villa interior

• Contents insurance for personal belongings

• Maintenance of private rear gardens and courtyards, with assistance available at an hourly rate if required

• Pay TV subscriptions and associated costs

No. Renting or subletting villas is not permitted. This helps maintain the community’s character, security and lifestyle.

Yes. We have an open-door policy and encourage residents to discuss concerns directly with management to support a harmonious, respectful community. Formal dispute resolution procedures are established under the Retirement Villages Act 1986 and detailed in the Residence Contract.

Yes. We encourage prospective residents to speak with people already living in the village. They can share valuable insights into daily life, activities and the benefits of the Eastwood community.
